It depends mainly on three things: whether the space is normally occupied, how sensitive the equipment or contents are to water or residue, and the class of fire risk involved. Data centres and control rooms usually call for a clean agent or inert gas system because they leave no residue and are safe around electronics, industrial and unoccupied high-risk areas often use CO2, and spaces wanting sprinkler-level reliability with less water damage suit water mist. In practice they overlap. “Clean agent” is the umbrella term for any agent, chemical or inert gas, that suppresses fire without leaving residue or requiring cleanup, while FM-200, Novec 1230, and inert gases like IG-541 are all specific types of clean agent. When we say “gas-based,” we usually mean the inert gas subset (nitrogen, argon, CO2 blends) as opposed to the synthetic chemical agents like FM-200 and Novec.

No. Unlike clean agent or inert gas systems, a total-flooding CO2 system uses concentrations high enough to be lethal, which is why it’s specified only for unoccupied or rarely entered areas and requires a delay and full evacuation before discharge under NFPA 12. This is the main reason CO2 and clean agent or inert gas systems aren’t interchangeable, even though people sometimes lump them together as “gas suppression.”

A water mist system uses much finer water droplets at higher pressure, which absorb heat and displace oxygen more efficiently than a standard sprinkler’s larger droplets. That means it can suppress a fire using a fraction of the water a conventional sprinkler system would discharge, which matters in areas like server rooms, archives, or heritage spaces where water damage needs to be minimised but a fully waterless system isn’t required or affordable. It’s governed by its own standard, NFPA 750, separate from the sprinkler code.

All systems need UAE Civil Defence approval as part of design and installation, on top of the relevant international standard for that system type: NFPA 2001 for clean agent and inert gas systems, NFPA 12 for CO2, and NFPA 750 for water mist. Components also carry manufacturer certifications and listings such as UL and FM. It varies significantly by system type and by the space being protected. A clean agent or inert gas system generally costs more per room than a CO2 or water mist system because of the design concentration and cylinder requirements involved, and factors like room sealing, number of protected zones, and detection type (standard smoke detection versus aspirating systems) affect any system’s price further.
